We have been looking for a realtor who can help us find a piece of land that we can afford to pay for and pass on to our children. We have certain plans as to where it should be, affordability, etc..., but we actually have no special requirements for that land property. We know of a couple of realtors who helped us sell our old house, but we were not that happy with them. As everyone does, we asked our friends and spent a lot of time on the web to find a good reliable realtor. Nothing worked out to our satisfaction and few months have passed by. One day, by luck, my wife told me about Suku, for whom I am writing this reference letter. First I hesitated, but decided to give him a call. Truly, that was the beginning of our good fortune.

Since we knew what we wanted to buy, it was easy for us to describe to Suku the type of land we were looking for. Since this was our first time buying land, working with Suku over a period of a couple of weeks with his knowledge on the pros and cons of our selections really helped weed out all the flawed pieces of land. One of the many great things about Suku's professionalism is that he takes the time (even when we called him past 10pm) needed to conduct phone calls to our satisfaction. I truly believe Suku has a distinct style. He researches tasks and responds the very next day with great amounts of detail that would have taken tons of our time to procure and digest. Suku worked with us diligently for each piece of land that we finalized and felt worth going out there to see. He personally gave us several tours of each land we visited and openly expressed his views of each parcel. In fact, we rejected several pieces of land that we liked simply because his analysis pointed to potential problems. That is where Suku largely differs from other realtors. He is neither pushy nor jumpy with an aim that many realtors lack (no offense intended). Also, he does not leave his customers wondering whether or not to buy a property. One of the best qualities we found in Suku is that he clearly understood our requirements and put himself in our shoes. Then, using his extensive knowledge and experience, he gave us an impartial recommendation for each piece of land. We simply ask: how many realtors have that attitude? Let us tell you one thing: even if you are not clear about a real estate property purchase, Suku will give his unbiased opinion and let you decide. Importantly, Suku has an abundance of patience; he listens carefully, acts promptly, and does business very pleasantly.

Finally, we found a nice piece of land that we liked. Obviously, the price was not cheap. Suku, happily, took us to that land site and spent quite a bit of time on what we surveyed there. We went over details such as the location, accessibility, neighbors, etc... , which are critical to discuss prior to making a purchase. Remember, nothing is exactly perfect; at the time, our decision hinged up on accessible roads. Ultimately, we all decided to go for it. In about a few days, Suku figured out all details about the road, and that last glitch was eliminated. Next, since this piece of land was unused, Suku suggested perk and soil tests. The fact that it was not a chemical dump site or a landfill site, but instead was surrounded by small cow farms, coupled with our intention to pass it to the next generation in our family, it became obvious that we did not need a soil test. Having passed the last hurdle, the real event, price negotiations, began.

Suku said that we needed to have a strong, irrefutable base to start a price negotiation, such as a local market price. Suku found out that the present owners are also the original owners of that land. Having found out that information, we had a strong base for negotiations. County property listing indicated that the tax value of that land piece is about 3% of its present market value. Then, what is the reasonable price tag for it? In reality, that is the weak point from the owner's side. There you go: we had a starting point for bargain! And, it worked. In about 2 months, we settled the details and we got it for 20% less than the listed price. The owners were happy to sell at that price, and we were happy to pay. Ultimately, the credit goes to Suku. One thing Suku asked us before signing the purchase transaction forms is: Kiran & Madhavi - Are you absolutely happy with this purchase? If not, we can still back out. Many realtors say simply these words after the fact - but, almost all of them will never ask the question Suku asked us about our 100% satisfaction!

In regards to hiring an attorney, he suggested that we go with the local attorney who is familiar with the transactions in that region, and we found that the attorney was a wonderful person.

Wait, the finale is that Suku even paid the attorney fees and some other lesser fees on his own, as a surprise gift to us. From the bottom of our heart, we thank Suku for his valuable suggestions and persistence in making our dream a reality. When one does a business with a touch of love and service, it makes a big difference. That what Suku is!
